Getting the Biggest Bang For Your Buck

A good rule of thumb for real estate practitioners is that marketing budgets should equal about 10 percent of their commission income, says Jerry Rossi, e-PRO®, GRI, author of Dog Eat Dog & Vice Versa: 9 Secrets to Put the Bite Into Your Marketing (Charter Publishing, 2006).

Unfortunately, when you are just starting out, coming up with an extra $500 for marketing can seem nearly impossible.  After purchasing a website domain, ordering business cards, paying association dues and getting a professional headshot, there isn’t much left to budget for marketing. Building a business brand is about communicating to your existing and potential clients, who you are and what you stand for.  Aside from flashy listing presentations and full color postcards, there are ways to promote yourself and your listings the old fashioned way; through relationship marketing.

Technology and social media rule our relationships these days and unfortunately there is nothing we can do to change that.  There are although ways to capitalize on the things you use in your personal life in an effort to build or expand your business through networking.  Facebook and blogs are great tools to use initially that can help maximize your time spent marketing and in case we forgot to mention; THEY ARE FREE! Develop a business Facebook page.  There are some steadfast rules to pay attention to though.  Keep in mind that Facebook is a dinner party, not a trade show.  People do not go to Facebook looking to do business; they go there to see what their neighbors are having for dinner, to keep in touch with high school friends they wouldn’t otherwise speak to, and to read human interest stories that touch their hearts.

Spending time posting on Facebook and writing blog posts are good marketing practices but with the intention of providing friends, clients and acquaintances with useful information that not only showcase your expertise, but give them what they want.  Share local human interest stories, useful homeowner tips, market information, etc.  Do this in a way that doesn’t appear to be self-serving, but informative.  Once you gain trust and people begin to see you as an expert in your field, the business will naturally role in.  The key here is consistency and more importantly, to show your viewers the real you! Don’t be afraid to be quirky, to share the things you love and interact with people.  The last thing people want is to meet you and realize that you are nothing like the image you portray on your social media sites.

Another great way to start marketing your new real estate career or the fact that you have transferred companies is to get involved in community groups and service organizations.  Whether it is the Rotary, Jaycees, Chamber of Commerce or any other nonprofit organization; show your clients that you have a passion for the community and giving back. Not only does this help build your brand, but it is the first step at networking with other people that share the same interests as you.  All it takes is a few hours a month (or more if you wish) to attend a meeting or an event and the relationships you make can last a lifetime and may possibly contribute to your first closed transaction.

It goes without saying that you should never leave home without your business cards. Make it a practice to hand everyone two; one for them and one for a friend.  The cost is minimal and as a REALTOR® you understand the power of referrals.  Some other ideas that may have a bigger return on investment than expense are car decals or magnets. They are reasonably priced and people process images so much faster than text.  Don’t be afraid to step outside of the box, but always obey the guidelines set by your broker to avoid wasted money.

Pay someone to create a personalized logo. This may be a little pricey right out of the gate but it is something that will help with business branding and stick with you through the life of your career.  Develop a catchy (BUT NOT CHEESY) tagline. Keep it short and sweet in an effort to communicate it easily and give people the opportunity to remember it.

Overall, real estate marketing can be a hefty expense, especially for a new agent.  Get creative, think outside of the box and bring it back to basics.  After all, social media is just the medium in which we develop relationships.  It makes it easier to communicate but all in all, a face to face conversation or a handshake will take you a lot farther.
