Expanding Your Real Estate Niche

These days there are a multitude of options to help a real estate professional expand their area of expertise, influence, and presence in the industry.

As we’ve discussed previously, technology like social media and the like, have the potential to grow one’s knowledge and expand one’s contact to clients you may have not had the chance to reach otherwise.  One of these many various means is the use of podcasting.

What is a podcast?

The word “podcast” is derived from the words “iPod” and “broadcast” and is essentially a pre-recorded audio/video show that is later distributed by downloading them via iTunes. Podcasts vary in topic, theme and audience appeal. From political commentary to comedy, podcasts have the ability to reach a demographic, specifically those within the ages of 18-35, that could have been missed by use of conventional means. On average, 45% of Americans have heard of a podcast and 29% of them have actually listened to one. This niche of a tool also comes with a modicum of competition. Though the use of podcasting isn’t new (the use exploded in 2005), it still has much less competition than other advertising strategies.

How to use podcasting to your advantage:

Podcasting is useful, but only if you are willing to put in the time and effort to make it work for you. Expect a learning curve if you are new to podcasting. It could take some time to learn the nuances of this technology. Also, make a honest self-assessment and understand your time constraints. How often will you be able to produce your show? Will it be monthly or weekly? The last thing you ant to do is “over-promise” and “under-deliver”. Don’t state that you will be producing weekly if you only have time for a monthly podcast.  The time you put into it is related to the results you will receive. This is inherently a “marathon”. It may take some time to gain traction and a following, so be prepared to not see immediate popularity.

How to get started:

Getting started requires preemptive planning. Decided who you are targeting, what type of equipment you will need/use, what type of podcast you plan to record (news, informative, interviews, or something different), when and how often your show will be aired, whether this will be video or audio, what value this will be to your audience, and how you will convey your objective.

Preparation is also key. Decide upon your equipment, the podcast’s length and name, the place where your recording will be done, and the basic format of the show.  Podcasts are linear and have an introduction, middle, and close typically. Theme music, introduction, re-occurring segments, and previewing coming events in the show will keep your audience knowing what to expect and allow them to follow the show easily.

Don’t forget to promote the next episode and the show itself. The use of social media can be crucial in this objective. Facebook, Twitter, etc. can be incredibly helpful to draw in an audience and spread the word.
