Facebook for REALTORS®

I attended a social media conference not too long ago and the session facilitator walked into the room and before even introducing himself he said something so compelling about Facebook that I will never forget.

His intention was that if we left that conference with nothing else, he wanted us to remember this: “Facebook is a dinner party, not a trade show”.  That simple but highly relevant slogan has stuck with me and I can’t tell you how many times I have said that very same thing to REALTORS® who ask for advice about their Facebook Business Page.

That one short sentence pretty much sums up just about everything you need to know about promoting yourself successfully on Facebook.  Despite the fact that there are very different rules for business pages vs. personal pages on Facebook, people do not typically go to Facebook to do business. The majority of users visit this dynamic social media platform to keep track of old high school friends, share funny or motivating stories or quite frankly in my case; find out what my neighbor is making for dinner.

The following information was compiled from a combination of online articles and print resources from REALTOR.com, the National Association of REALTORS® and the Small Business Administration.  Hopefully these best practices will help you find YOUR best Facebook marketing technique and allow you to use this platform to engage your followers, provide information and give them a really good reason to trust in your abilities!

Promoting Your Business on Facebook – Best Practices

  • Make it easy for people to find you and remember that you want to be where your current and prospective clients are.  First thing is first, find that place!
  • Promote yourself and your business but DO NOT overdue it.  Broadcasting listings and sales isn’t good practice, and directly asking for business is a major NO NO! A good rule of thumb is that for every 10 FB posts to your business page, 6 must be informational, 2 focused around local or personal human interest stories, 1 including some classy humor or motivation and only 1 post should be business related.  You must provide compelling content in order to earn the right to promote business.
  • Invite your personal Facebook friends to like your business page.  This seems like a no brainer but when prospective clients visit your page; you appear more credible based on how many likes you have.  It just makes sense!
  • Keep text posts to a minimum.  You only have 5 seconds to catch a reader’s attention and people don’t have time for lengthy posts that aren’t visual in nature.
  • Use photos or videos whenever possible.  They are much more likely to catch a person’s eye in their crowded news feed.  They don’t need to be original. Remember that you can share content from a number of credible sources, just make sure you give credit where it is due.
  • Once you have developed some good content and have followers, engage readers by asking questions.  Simple questions that are easy to answer are a great way to start and keep conversations going on Facebook as well as foster fan-to-fan engagement!
  • Show your support of other pages associated with your industry, organizations you support and like business pages of your friends. Not only does this show support of others who will hopefully return the favor, but is shows that you are engaged in what is going on beyond your personal business page.  Facebook offers a myriad of networking groups and opportunities so take advantage of them.
  • Listen to your fans.  Great content drives engagement but just posting content doesn’t work if you aren’t checking your page often, listening to the conversations going on and responding to them.
  • Use timely content.  There is so much information out there today which makes finding relevant and timely content virtually effortless.  Always check the dates of the articles you share and make sure that questions and conversation starting posts contain information that isn’t yesterday’s news.
  • Be mindful of your reader’s differences (on all levels).  We all know that mentioning certain things on Facebook opens us up for scrutiny.  Keep in mind that people have very different views on things like religion, politics, etc.  Your beliefs are important but don’t post something controversial that may end up hurting your reputation in the long run.
  • Most importantly, BE YOURSELF! Be real, have an authentic voice, and show your personality.  Adding personal photos and life experiences on your business page is fine (to an extent of course).  This is an opportunity to share your interests and let your fans learn more about who you are as a person.  You certainly don’t want to put yourself in a position where you have misrepresented yourself on your business page so don’t!
  • Keep in mind that the REALTOR® Code of Ethics principals still apply online so make sure that you think about what you are posting before you do it. Once it is public, you never know who is looking so be mindful of content in an effort to protect yourself.
