What do Homebuyers Really Want?

Trying to read the minds of prospective home-buyers can be challenging.

One aspect of a home may appeal to some while others may view it as a disadvantage. However, there are some solid statistics and studies that show what buyers as a whole generally consider when purchasing a home as well as ways to stage and draw attention to these key elements.

The National Association of REALTORS®’s 2013 Home Features Survey gathered information based what buyer’s preferred and what features mattered most to them, generally speaking, when purchasing a home. What was found was that 65% of buyers considered closet and storage space a very important feature with central air being one of the most important of 31 features listed by the NAR. Buyers were also more likely to spend more on a home with a basement and spare bedroom.

Aesthetics were also important, but less so than extra rooms or storage space.  Granite counter tops seemed to be important as well as stainless steel appliances.

There also seemed to be varying preferences among younger vs. older buyers. While, hardwood floors were found to be important to younger buyers, and a private master bath took priority with older buyers, though this is only generally speaking. Surveys also found that younger buyers tend to look for more open floor plans, a home office with up-to-date wiring, and energy efficiency.

With this knowledge in mind, staging a home to reflect the features that may appeal the most to your potential buyers is the next step.  If there happens to be a room that is used for mostly storage that might make a great home office, do a temporary conversion to help the buyer envision its potential. Also, grouping furniture together and away from the walls can create the appearance of a more open space or placing a chair in a stairwell nook to transform a simple and over-looked area into a cozy reading spot are a couple of strategies.
