There are many common issues that send prospective home buyers running for the door and we have all seen some pretty “crazy” MLS photos that highlight these issues.

With sellers that don’t always listen to you, it is hard to communicate that you can’t get them the price they want unless their home is in pristine, move-in condition. Odors – This includes ALL things pet related, fried food smells, cigarette smoke, and random unidentified odors. Sellers should enlist the help of friends to keep pets, not smoke in their houses and not cook “off” smelling foods in the event they have a surprise showing.

Messy Bathrooms – make-up, perfumes and grooming items tend to clutter up vanity areas, especially for women. A good bathroom organizational system that allows sellers the ability to quickly tidy up is a good idea. And, it goes without saying that toilets not only should be clean, but should be flushed prior to showing a home.

Clutter – This goes for any room in a house! Cluttered kitchen counters, shelves and storage areas give potential buyers the feeling that your sellers don’t take care of their space. Put toys and baby items away, and get rid of personal items and unneeded furniture. Buyers want to see open spaces and room proportions, and clutter decreases their ability to see what they want to see, POTENTIAL!

Poor Curb Appeal – A prospective buyer’s first impression of a home is what they see when they get out of the car. Proper landscaping, lighting and an inviting entryway give them the immediate feeling of home.

Deferred Maintenance – Walking into a home and immediately recognizing the lack of attention to even the most normal wear and tear is an immediate turn off. Home buyers consider even the smallest maintenance issues indicitent of bigger issues.

Dated Decor – The chances of a potential homebuyer having the exact same taste in home decor as your seller is slim to none. People don’t want to see old dingy fixtures, wallpaper, popcorn ceilings or colors that represent their childhood. There are so many inexpensive ways to transform cabinets, countertops and tile that may take a little time, but will be worth the extra effort and small expense.

If buyers are looking for distressed properties, they will expect some maintenance, decor and cleanliness issues, but if they are looking for a property that is move-in ready, ensuring that your sellers are following a few simple rules, will make the process much smoother and hopefully faster.
